Is your home a safety net or a lottery ticket?

The Story of the "New Car" Trap

I recently heard a story about a woman named Margaret that perfectly illustrates the "double-edged sword" of home equity.

Margaret and her husband did the smart thing: they set up a reverse mortgage early. It gave them a secure, wonderful retirement together. But after her husband passed, Margaret found herself with a newfound sense of independence—and a passion for new cars.

She began using her equity line to buy a new car almost every year. It felt like "found money."

Then, the well ran dry.

By the time Margaret had spent her available funds, interest rates had climbed. Because of how these tools work, she couldn't just "refinance" to get more cash. She found herself in a heartbreaking position: she had the house, but no liquidity left to cover her basic living expenses.

There are two big lessons here that I share with every family I sit down with:

1.    The "Safety Net" Rule: A reverse mortgage is designed to protect you from the "what ifs"—healthcare costs, home maintenance, and rising grocery bills. It’s meant to ensure you can stay in your home for life. If you treat it like a windfall for luxuries, you risk losing the very security the tool was built to provide.

2.    The "Equity Myth": Many people worry that a reverse mortgage "takes all your equity." It doesn’t. You only have access to a portion of your home's value. It’s a built-in safeguard to ensure there’s a buffer left for you or your heirs. Margaret’s problem wasn’t the loan; it was the spending.

The freedom this tool provides is the freedom to be independent for decades. But that independence relies on the same financial discipline that helped you buy the home in the first place.

I always tell my clients: Let’s plan for your "needs" first, so your "wants" never put your home at risk.
