Moving Before You Sell: Can You Buy Your Next Home First?
Most homeowners assume they have to sell first. In 2026, with so many people holding a rate they love, that instinct makes sense, but it is no longer the only path. Every loan officer has watched a great client lose a home over a timing gap that was fixable in week one.
Here is the savvy part. Until your current home sells, lenders generally count both payments in your debt to income ratio. The tip: ask whether your sale can be under contract, with financing contingencies cleared, and closing before your new loan does. In many cases that lets a lender exclude the old payment, with documentation. Paying down other debts or adding a qualified co borrower can also help, depending on guidelines.
Then compare your bridge. A HELOC is a revolving line of credit secured by your current home, usually easier to open before you list. A bridge loan is a temporary loan against your current home’s equity, repaid when it sells. Other routes include a sale contingency, a buy before you sell program, or selling first and renting back. Compare fees, deadlines and repayment terms, keep cash reserves for the overlap, and price the scenario where the sale takes longer than hoped.
The calmest buyers build this plan before they fall for a listing.
